How do you charge?
Example:
Sale Price = $800,000
Legal Costs Current Home = $2,000
Marketing Cost = $4,000+
Agency Commission = $20,000 or (2.5%)
Tax Clearance = $500+
Legal Costs New Home =$3,000
Pest and Building Report = $700+
Total Selling Cost: $30,000 or (3.75%)
We charge only 1% more than the overall costs to get so much more, which is
around 40% cheaper than a bridging Loan.
In return for providing this service, we are charging an additional Service Fee of 1% over the general real estate sales cost.
Let's say the Guaranteed Price is agreed at $800,000, we then take off our fee from the price, which covers everything from real estate agent commissions to marketing cost, staging, legals for both your current hone and into your new home, tax clearance certificate, everything you would have to pay for in a standard real estate sale. The fee also includes a small buffer, which covers our risk and time to on sell the property in case of market fluctuations and allows us to pay sellers the guaranteed price upfront.
Some seniors are aware they are paying a little more than the traditional agent model, but when they take into account all the additional costs they will pay anyway when selling and moving, they acknowledge it's very competitive.
